Plant Bio

Pachira aquatica

Native to areas of Central and South America, this tropical tree sports beautiful hand-shaped foliage and an easy-growing nature. It’s more tolerant to overwatering than many common houseplants. This makes it an excellent choice for plant parents who tend to overwater. In its native habitat it can reach more than 50 feet tall but stays much smaller indoors.

It’s become associated with good fortune due to a legend about a farmer who found some seeds, planted them, and made a business of selling the trees. Thus, the tree brought him good fortune.

Note: This plant may have some natural degree of toxicity and may cause discomfort or illness if ingested. Additionally, exposure to the sap of this plant may cause discomfort to individuals with a sensitivity to it upon contact. This is a great guide for underwriting multifamily deals for someone with some basic to moderate knowledge of underwriting. I am a new student to this field and have to stop and google some of the acronyms. For a future version, I think adding an extra page for the acronyms used, definition and equation would be helpful. I think that the font could be larger and darker. Adding mathematical formulas in the book would provide visualization as well. Rob can also provide a sample OM for the reader to use with his underwriting model and compare to his completed one. Again, I am a newbie so my review may change as I gain knowledge in this area. I enjoyed listening to Rob on Youtube/Podcast and hope to learn more from him.

As context, I've underwritten about 100 deals and attended some basic underwriting classes. Rob's book was very useful to me, both in helping me gain better skills in underwriting basics (stabilization time period and how unit renovations and rent bumps are modeled/phased-in as well as when to start applying rent escalator) as well as higher level topics, like partnership structures, sensitivity analyses, and judging the returns. In all of these higher level topics I learned several new topics (and calculations to add to my underwriting) and would guess that even experienced investors would pick up a few quality nuggets in these sections.
